Student housing turns
The whole building, between commencement and move-in
Student housing doesn’t turn a few units at a time. It empties in a week and has to be ready before move-in weekend. The window is fixed, it’s short, and it doesn’t move. That’s the work we’re built for.
Boise State University Housing
We hold Boise State contract TH24-071, awarded May 2024 and running through April 2027.
- 1,471 unit cleans in 2024. 1,268 in 2025.
- Sawtooth Hall and the Honors College: turned in 16 days against a 21-day window.
Deep cleans, conference turns, and full move-out turns across university residence halls — inspected by us first, then by the university.
La Pointe Student Living
136 units and 448 bedrooms and bathrooms in a 15-day window.
Bed-and-bath counts are the number that matters in student housing, and it’s the number most cleaning bids get wrong. A 136-unit building isn’t a 136-room job — it’s 448.
How we staff a surge
A student housing turn is a hiring problem as much as a cleaning problem.
We run a bench, recruit ahead of the window, and put crews under named building leads with daily unit targets.
- Named lead per building, daily unit target per crew
- Every unit assigned, tracked, and closed out in our own crew app
- Every unit inspected by us before the building inspects it
- Photo documentation on completion, unit by unit
- Maintenance issues flagged to your team with a photo while the unit is still open
- Crews carry instructions in the languages they read — our crews work in English and Spanish
Scheduling through the year
The summer window is the headline, but housing operations run all year. Once we’re working with you, scheduling moves online — conference turns, deep cleans, mid-year move-outs, and common-area work go on the calendar as you know about them, without a round of phone tag each time.
Through the surge itself, daily unit counts and photo sheets come off the same system, so you can see where the building stands against the window without asking.
Also for student housing
Carpet cleaning during the same window, so extraction and the unit clean happen on one visit instead of two. Common areas, corridors, lounges, and study rooms.
