Commercial & janitorial
Recurring custodial, on a route you can count on
Janitorial is judged on the days nothing goes wrong. Same crew, same schedule, same standard — and one person to call when it slips.
What we cover
- Offices and office suites
- Leasing offices, clubhouses, and amenity spaces
- Apartment common areas, corridors, elevators, and stairwells
- Fitness rooms, laundry rooms, and mail rooms
- Institutional and public-facing buildings
- Construction cleanup and post-remodel final cleans
Daily, weekly, or on your own schedule. Day porter coverage available.
How we run quality
We inspect our own work before you see it.
- Every clean inspected against a written scope
- Deficiencies corrected inside the response window in your contract
- Digital logging, so there’s a record instead of an argument
- Named site lead and a named backup
Why the quality holds
Janitorial contracts don’t fail in month one. They fail in month seven, when the crew that learned your building has moved on and you’re back to training someone.
Every Bob Cleaners employee earns a quarterly bonus tied to company profit. Good work pays the person doing it. Crews stay, they learn your building, and the standard doesn’t reset every time you look up.
Multi-site work
Baron Properties — five Treasure Valley communities
Recurring janitorial across five sites with one schedule, one standard, and one invoice.
If you run a portfolio, the value isn’t the cleaning at any one property. It’s not having to manage five vendors.
We self-perform
Bob Cleaners does the work with our own directly hired, payrolled employees. We don’t subcontract your building to someone you haven’t met.
How we work with you once you’re on contract
A janitorial contract is a relationship, not a transaction. Here’s how ours runs.
Online scheduling.
Organizations we work with schedule online. Add a strip-and-wax, a carpet job, a post-event clean, or extra day porter hours to the calendar yourself, and see what’s already on the books.
Our crews run on our own software.
Routes are assigned, tracked, and closed out in an app we built for our own crews. That’s what turns “the building got cleaned” into a record with a date, a name, and a scope against it.
We flag maintenance as we find it.
Our crews are in every room of your building on a schedule nobody else keeps. Burnt-out lamps, a fixture coming loose, a leak starting under a sink — it comes to you with a photo instead of becoming a work order three weeks later.
Photo documentation on completion.
Completed work is documented with photos. That’s a quality-control tool for us and an audit trail for you, which matters when your contract has an inspection standard attached to it.
