We run truck-mounted hot water extraction. That matters for one reason: heat and vacuum come from the truck, not from a plug in a vacant unit. On a building with no power on, a portable machine doesn’t work and a truck-mount does.

Clean it before you replace it
Replacing carpet on turn is one of the largest avoidable line items in a turn budget. A lot of what gets called “needs replacing” is a soil problem, not a fiber problem.
We check the fiber first — olefin behaves nothing like nylon and takes a different chemistry — and treat accordingly. Traffic lanes, filtration soiling, and most dye stains come out.

If we’re already turning your units, extraction happens on the same visit — while the unit is empty and the crew is on site. One scheduling window instead of two, and one key handover instead of two.
Most of our carpet work is booked this way. It’s cheaper for you than bringing in a separate carpet vendor, and it’s one less date to hold open before a move-in.
Clients on contract with us add carpet to a scheduled turn online, and get the same completion photos on the carpet work as on the unit.
