Apartment turns
Move-out to rent-ready, on your calendar
Turn cleaning is a scheduling problem before it’s a cleaning problem. You know your move-in dates months out. The work is only hard because it all lands at once.
We staff to the date.
If you have forty units and two weeks, we bring the crew that finishes in two weeks — not the crew that’s convenient for us.
We size that crew off your unit mix and your date. A light unit and a heavy one aren’t the same job, and a studio isn’t a three-bed — so the number that matters isn’t units, it’s hours. We work that out before we quote, which is why the date holds.
If a unit turns out worse than the walk-through suggested, you hear about it that day with photos, not at the end in a line item you weren’t expecting.
One turn, start to finish
28 July 2026. Both sets of photos came off the same job, the same day.
Both sets go to the property in a cleaning sheet from our app at the end of the turn. That’s the record — you see what was done before the invoice arrives, and there’s no argument later about the condition we started from.
What a turn includes
Full unit clean, move-out standard.
- Kitchen — appliances inside and out, cabinets and drawers, counters, sink, backsplash
- Bathrooms — tub and surround, toilet, vanity, mirror, fixtures, exhaust
- Floors — vacuum, sweep, mop; carpet extraction available on the same visit
- Windows, sills, tracks, and blinds
- Baseboards, doors, door frames, switch plates, vents
- Closets, shelving, and storage
- Balcony or patio where applicable
Punch-list and re-clean on anything your inspection flags.
Work we’ve done
Baron Properties — 736+ units, five Treasure Valley communities
Multi-site turn and janitorial work across five Baron communities. Multi-site means one schedule, one invoice, and one person you call.
Jules on 3rd — 176 unit floors in under two weeks
A flood and then a fire during construction. We cleaned 176 apartment unit floors and finished in under two weeks, for a fraction of what replacing them would have cost.
Greystar and Avenue5 communities across the valley
Rolling turn work for national management companies who run to a corporate spec and audit against it.
Once we’re your turn vendor
How the working relationship runs, after the first job.
Online scheduling.
Communities we work with schedule online. Put units on the calendar as you notice them, add carpet to a turn that’s already booked, and see what’s coming without waiting on a call back.
Maintenance flagged from inside the unit.
We’re standing in the unit before your maintenance team has a work order on it. Anything the crew finds comes to you with a photo, while the unit is still empty and the trades are still on site — not after a resident has moved in.
A cleaning sheet with photos, every unit.
Our crews close out each unit in our own app and send the sheet with photos. You see what was done before the invoice arrives, and you have the record if move-in condition is ever disputed.
How we price
Per unit, by unit type and condition.
You’ll get a written scope and a per-unit number before anyone shows up — not an hourly rate and a shrug.
Send the property, the unit mix, and your target date. We’ll come back with a number.
Need a bid?
Tell us the property, the unit count, and the date you need it done by.
